Don’t worry, we’ll walk you through, step-by-step.

 

Picture instructions.

Using a smart phone or camera, take horizontal photos to showcase the property from many different angles of both the interior and exterior. The intent is for us to be able to make an informed decision on rather or not to purchase the property without ever physically seeing it. Make sure the resolution is high enough to take quality images and that all pictures are taken during the daytime to ensure good lighting. Be sure to take pictures from each corner in order to provide us with enough overall perspective for each room. For example, a bedroom should have at least 5 images (each corner and the ceiling). Only 1 picture is needed of the same thing/angle so please be sure to erase any duplicates you may have.

The exterior.

  • Straight on facing the house
  • Left side
  • Right side
  • Back side (back yard facing back of house)
  • Back yard (stand at back door and take pic of back yard
  • Roof (front and back)
  • Garage (all 4 sides and roof if detached)
  • Sheds/porches, etc
  • Driveway

The

interior.

  • Bedrooms
  • Bathroom(s)
  • Kitchen
  • Living room
  • Dining/formal room
  • Stairways/hallways
  • Basement and/or Attic
  • Any other rooms (dining, office, laundry, etc.)

Area and mechanicals.

  • House to the left
  • House to the right
  • House across the street
  • From street, take pic down the road both ways
  • Furnace(s)
  • Hot water heater(s)
  • Electrical meter (outside) and breaker box(s)
  • AC unit(s) and air handlers
  • Appliances (dishwasher, microwave, fridge, stove, washer/dryer)
  • Sump pumps(s)

Wear and tear.

Please include anything that may need to be repaired once the house is completely renovated. We ask that you do not skip over anything that seems damaged or unsightly. All damaged items will eventually come up anyway. Please be sure to include a specific image for each damaged item, including but not limited to…

 

Damages.

  • Drywall dents/holes
  • Water stains and mold
  • Damaged lights 
  • Damaged doors/trim
  • Cracked windows
  • Stained or damaged flooring
  • Foundation cracks
  • Cracks in driveway

Video walkthrough.

Using a smart phone or camera, take horizontal video footage to illustrate the property and its floor plan (layout). While filming, do your best to briefly describe and explain what you are seeing and experiencing. Things such as oddities, odors, descriptive details etc. should all be shared to the best of your ability..

Instructional steps.

  1. Make sure video is well lit. Use flash if power is turned off in the house.

  2. Try your best to keep one continuous shot from start to finish.

  3. Start outside facing the front of house at the street.

  4. Do a slow 360 turn showing the neighbors

  5. Walk around the entire house showing close-ups of everything.

  6. Highlight the roof, windows, garage, yards, etc.

  7. Walk in through the front door.

  8. Walk slowly and hold camera steady. Try to avoid “Shaky-Camera Syndrome”

  9. Walk in front of each room’s entrance and pan slowly in all directions.

  10. Walk through the entire house explaining the rooms, floor plan, damages, etc.

  11. Be sure to point out the electrical box, water heater, AC, furnace, etc)

  12. Please do not skip over anything ugly or unsightly. Show it all!
